Can I apply for a US E-2 investor visa with Turkish citizenship obtained by investment?

Yes, but a critical rule applies. The trade agreement between Turkey and the USA gives Turkish citizens access to the E-2 investor visa, which grants the right to establish a business and live in the USA, with a work permit for the spouse and education rights for the children; it is renewable and usually issued for 5 years. However, as of 2026, investors who obtained Turkish citizenship through investment (CBI) must prove they have physically resided in Turkey for at least 3 years before applying for the E-2 visa.

Can I qualify by buying vacant land or a field?

No. Since the amendment of 12 December 2023 (Presidential Decision No. 7938, OG 12.12.2023-32397), the property must hold a condominium title (kat mülkiyeti) or construction servitude (kat irtifakı), or be land with a building on it. Vacant land and farmland do not qualify even if they meet the USD 400,000 threshold.

Can I apply through a notarised preliminary sale contract if the title deed cannot be transferred yet?

Yes. A notarised preliminary sale contract (satış vaadi) for a property with condominium title or construction servitude also qualifies, provided at least USD 400,000 is paid in advance. The contract must be annotated in the land registry with an undertaking not to transfer or cancel it for three years (Regulation art. 20/2-b).

In the bank deposit route, does my money stay in foreign currency for three years?

No. Under art. 20/10 of the Regulation, the foreign currency is sold to a bank operating in Türkiye and by that bank to the Central Bank before the transaction; in the deposit, government debt instrument and private pension routes the amount is then held in Turkish lira for three years. The three-year currency risk is the most commonly overlooked cost of these routes.
