Can I legally buy property in Montenegro with crypto?

Yes, with a structure. The notarised sale contract states the price in euro; the settlement in digital assets is handled through a side protocol. The determining factor is not the coin but whether the source of funds can be documented to the standard the anti-money-laundering framework requires.

Why does the contract have to show euro?

Because the registration, the tax base and the notary's own record all work in euro. The crypto leg is the method of payment, not the unit of account, and separating the two is what keeps the transaction registrable.

What does the source-of-funds file need to show?

A traceable path from the origin of the wealth to the wallet that pays: acquisition records, exchange statements, tax filings where relevant, and the transaction identifiers. A holding that cannot be traced back is the single most common reason a crypto purchase stalls.

Is a new-build purchase taxed differently?

Yes. Acquiring a newly built object on which VAT is paid falls outside the transfer tax Act entirely (član 6). On a €1,000,000 resale the transfer tax would be €22,000 plus 6% of €500,000, that is €52,000; on a first sale with VAT that charge does not arise. What decides it is that VAT was paid on the acquisition, not the name of the development.

Which coin should be used?

Corporate sellers commonly prefer a stablecoin, because it narrows the exchange-rate exposure between signature and settlement. That is a commercial preference rather than a legal requirement, and it is agreed in the side protocol.
